When listing your home you should be selective in the choice of real estate agents. There is a misconception that it is the real estate company that makes the difference. The truth of the matter is that the responsibility for the marketing, advertising and expertise in selling your home lies with the individual real estate agent, not the office they work with. Below is a list of questions which may be helpful in selecting the right agent. 1.- Are you a full or part time agent (Carmen & "Ski" are full time agents) 2.- How many people work directly for you. (Carmen and "Ski" sale group consists of licensed real estate agents plus assistants) 3.- Is there anything unique about buyers in South Florida? (Carmen & "Ski" think there is. Our market is MULTI-CULTURAL. Carmen & "Ski" offer services to clients in Spanish, French, Italian, German, Hebrew and Creole. 4.- Do you advertise, and where? (Carmen & "Ski" advertise on multiple websites, real estate magazines, cable TV, newspapers and more. 5.- What is your advertising budget? Carmen & "Ski" have an annual marketing budget of over $70,000.00. 6.- Are you primarily a listing agent or buyers agent (It is difficult for one agent to be both Carmen & "Ski" can however. Why? because they are a team. Ski is a listing agent and spends the time necessary to market your home correctly. Carmen and their buyers agents are working with more buyers than one agent could possibly handle) 7.- How long will it take the photo of my home to show up in the MLS so other agents and their buyers can see it, and how many photo's will there be? (Typically it can take as long as 1 month for the photo's to post, and in most cases it is only one photo. Carmen & "Ski" will post up to seven photo's of your home within 3 days of listing it. We take our own digital photo's and post them directly to the MLS) 8.- How long will it take a photo of my home to be in Realtor.com. (Realtor.com photos can take up to 5 weeks to post as they are taken from the photo directly off of the MLS. Carmen & "Ski" will have up to 7 photo's of your home posted within 3 days of your home appearing on Realtor.com, Carmen and "Ski" have the ability to post their own photo's and also write a personalized ad about your home on Realtor.com.) 9.- Will you or your company guarantee how much money I will make as a seller at closing? Or is it just an approximation? (Carmen & "Ski" guarantee in writing that the expenses you incur will be provided to you before contract and if the expenses are more than $100.00 dollars off, Carmen & "Ski" will pay you the difference.) 10.- How accessible are you? Most real estate agents depend on pagers and voice mails. Call them and see how long it takes to speak with them. (Carmen & "Ski" have phone coverage 7 days per week, and can be reached at any time) 11.- How many different types of listing programs do you offer?. (Carmen & "Ski" offer a variety of different options to list your home, and can help sell your home without listing it) 12.- How flexible are your fees? Watch the agents tap dance here!. Carmen & "Ski" offer a variety of fee schedules from full service programs to flat rate programs starting as low as $500.00 13.- How long are your listing contracts, and can they be cancelled without penalty. (Carmen & "Ski's" listing agreements may be canceled at any time without penalty) Making the right choice is simply common sense. |
